Your property in Colombia, secured by a lawyer — even if you're never on the ground.
Diana Botero supports foreign buyers purchasing apartments, houses, hotels and Airbnb properties in Bogotá, Medellín, Cartagena, Santa Marta and anywhere else in Colombia — property sourcing, negotiation, full legal title verification, and signing by power of attorney if you can't travel.
A paid 45-minute initial consultation with Diana — a serious review of your project, not a sales call. The fee depends on your case.
She has already signed in a buyer's place, when needed
Diana Botero, a French-Colombian lawyer who lived in France for 8 years, has already supported foreign buyers from A to Z: sourcing the property, negotiating, preparing the documents — and, when the buyer couldn't be physically present in Colombia, she travelled to the notary's office herself to sign the deed of sale (escritura) on their behalf, holding a power of attorney (poder). She also personally handles registering the deed with the Public Instruments Office (Oficina de Instrumentos Públicos) — the step that officially puts the property in your name, and one she considers too important to leave to a third party.
She works throughout the country — Bogotá, Medellín, Cartagena, Santa Marta and beyond — on a wide range of projects: second homes, Airbnb rental investments, and hotel or guesthouse acquisitions by European project owners.

Everything a real estate agent can do. And what they can't.
A typical real estate agent can show you properties. They can't legally verify a property title, nor represent you if something goes wrong.

A poorly secured purchase can cost far more than the property itself
Not because the property is bad. Often it's an unverified title, an undeclared structure, or a poorly drafted deed.
A disputed or unclear property title
An undeclared family dispute or an incomplete chain of ownership can call your purchase into question years later.
An illegal or undeclared structure
An unauthorized extension or a missing permit can lead to fines, demolition, or a blocked resale.
Outstanding property debts passed on to the buyer
Unpaid property taxes or HOA fees left by the seller can become your problem after signing.
A poorly drafted or poorly translated deed
Without a lawyer to review it, an ambiguous clause or a rough translation can cost you dearly in a dispute.
A land use classification (uso de suelo) that doesn't match your project
Every property has a permitted use set by the local zoning plan (residential, commercial, hospitality...). Buying to open a hotel or guesthouse without checking this classification upfront can make your project illegal, or require costly rezoning procedures.
Five steps. You're never alone, even remotely.

Straight answers
No, the initial consultation is paid — the fee depends on the nature of your case and is confirmed before you book. It isn't a sales call: it's real analysis time, with concrete answers about your situation.
Yes. This is one of the most requested services among Diana's clients. She prepares a power of attorney (poder) authorizing her to sign the notarized deed (escritura) on your behalf, travels to the notary's office herself on signing day, then personally registers the deed with the Public Instruments Office so the property is officially in your name. You receive a full report once the transaction is complete.
Both. Diana identifies and shortlists properties matching your criteria, in addition to full legal verification, negotiation and signing. You don't need to coordinate a separate real estate agent.
Diana checks the title certificate (the property's complete legal history), the absence of liens or mortgages, construction compliance, and the status of property taxes and fees — before any negotiation, not just before signing.
It depends on the type of property, the building's bylaws, and the city. Diana checks this compliance before purchase, so you don't invest in a property where short-term rental is actually restricted or prohibited.
It's the official land use classification assigned to a property by the municipality's zoning plan (residential, commercial, hospitality...). A property can look great and have a perfectly clear title while being zoned in a way that doesn't permit hotel or short-term hospitality use. For a hotel or guesthouse project, Diana systematically checks this classification before any negotiation — not after, when it's too late to change course without extra cost.
As a general guide, expect 6 to 10 weeks between the first call and official registration, depending on the property's complexity and how quickly the negotiation goes. A purchase by power of attorney doesn't significantly extend this timeline.
Before signing the purchase agreement, you remain entirely free to walk away. Diana will actually flag it herself if a check reveals something that warrants reconsidering — that's precisely a lawyer's role, unlike an agent working on commission from the sale.
